Helped the developer through land acquisition and the entitlement process, and prepared the conceptual layout, including a clustered courtyard block with low-impact stormwater drainage. That block layout became the predominant pattern for about 150 acres of the development.
After consulting with developers, planners, and conservationists, proposed a modified rural development district with three options requiring 40%, 50%, or 60% open space preservation, paired with density bonuses. San Antonio City Council adopted it in 2010, and multiple developers have since used it.
As development director for a traditional neighborhood developer, coordinated a 20-acre mixed-use project, including the civil engineer, geotechnical work, and a multi-day planning charrette. Worked with Duany Plater-Zyberk, the project’s lead planner, on adjusting the plan, and was the primary author of the draft overlay district based on the SmartCode.
